What Remuto does, and what it doesn't.

Using the Remuto app or a Remuto listing page means agreeing to this. It is short because the product is narrow, and plain because you should be able to read it once.

What Remuto is

Remuto is a tool for photographing a property, building a listing page for it, and dealing with the people who reply. It is used by letting agents, by landlords with long-term tenancies, and by hosts letting places by the night.

Remuto is not a party to anything you agree with anybody else. Not to a stay, not to a tenancy, not to a sale. The agreement is between you and the guest, or you and the tenant. Remuto provides the page, the messages and — for a stay — the payment rail.

Money

The app is free. There is no subscription and no listing limit.
Short-term stays: 3% to Remuto when a host is paid. The guest pays no Remuto fee. The money settles on the host's own Stripe account — Remuto never holds it.
An executed lease: $9.99. Charged once, when a lease is signed through Remuto.
AI credits are sold in packs through the App Store, for generated video and images.
Long-term rent and deposits never move through Remuto. They go bank to bank between tenant and owner. Remuto puts the due dates on a calendar and deliberately does not know whether rent arrived.

Occupancy tax. Where a short-term stay attracts one, Remuto calculates it from the rate you enter from your own permit paperwork, and shows it to your guest. You collect it and you remit it. Remuto never holds it, never files it, and never counts it as your earnings.

Your obligations

List only property you are entitled to list, as owner, as manager, or under a lease that permits it.
Tell the truth on the page. The address, the price, the photographs and what is included.
Obey your own local law. Short-term letting permits, occupancy tax registration, fair-housing rules, notice periods, deposit handling. Remuto helps you meet some of these and is not responsible for any of them.
Use your own material. Photographs you took or have the right to use. Do not paste in another platform's listing that is not yours.
Do not misrepresent an address. It is the one thing a guest cannot check before they arrive.

What you keep, and what you let us do with it

Your photographs, video and words stay yours. Publishing a listing gives Remuto permission to show them on the page you asked for, to send them to the services that generate what you asked to be generated, and to show them in Browse. Unpublish and that permission ends for anything new.

Remuto does not sell your content, does not licence it to anybody else, and does not use it to advertise to you.

Content from other people, and how to report it

Listings, messages and reviews are written by their authors, not by Remuto. We do not check them before they appear.

Every public listing page, every message and every review has a Report control. A report goes to a person at Remuto, who looks. You can also block someone you are in a conversation with: their messages stop reaching you, from both ends, and they are not told.

We remove content and suspend accounts that misrepresent an address, impersonate somebody, harass, or break the law. A host with two upheld reports is removed.

What Remuto does not promise

Nothing on this service is legal advice. Lease templates, notices and disclosure text are tools, not a lawyer. Have a lawyer read anything that matters.
Estimates are estimates. Rent figures, break-even calculations and amenity premiums are guides, never a recommended price and never a valuation.
Public records can be wrong. A county record or a rent estimate is reproduced as we received it.
We do not guarantee a guest, a tenant or a sale.
The service is provided as it is. To the extent the law allows, Remuto is not liable for indirect or consequential loss, and our total liability is limited to what you paid us in the twelve months before the claim.

Ending it

Stop using Remuto whenever you like. Delete the app and everything on the phone goes with it; email info@remuto.app to have what the server holds removed, as the privacy page describes.

We may suspend or end access for anyone who breaks these terms, and will say why unless saying so would help somebody who is defrauding people.

Changes, and the law that applies

If these terms change in a way that matters, the date below changes with it and the app will say so. These terms are governed by the law of the State of Wyoming, without regard to its conflict-of-laws rules.

Remuto earns when a host is paid for a real stay or for an add-on to it, when a lease is signed, and when you buy credits. Not from listing fees, not from subscriptions, and not from anything about you.
